(2012) reveal will help the owner towards developing their acquisition strategy. There are four primary project delivery methods, among them being design-bid-build, construction manager, design-build as well as construction manager multi-prim (Carpenter, 2014). The methods will embrace a unique mode of operations, which will result to the presence of a variety of different and similarities among the four earlier mentioned project delivery methods. With that said, this paper targets revealing a variety of both the difference and similarities of the four project delivery methods. Project delivery methods have a variety of both similarities and differences. On the other hand, the construction management delivery method has different roles where it will assist both the owner and A/E in the design phase with several aspects such as costs saving suggestions, independent cost estimates as well as constructability reviews (Carpenter, 2014).

Additionally, this delivery method also has the role of packaging subcontractor work for both sealed as well as publicly opened bids for both the A/E specifications and plans. Therefore, through the above exemplarily roles, it is hence evident that project delivery methods have difference grounded in their roles. What is more, project delivery methods have differences based on project prices. Supportively, El-Sayegh (2012) notes that all the project delivery methods have different project prices. Architecture or engineer selection timing is as an essential component in all project delivery methods (Carpenter, 2014). In spite of this, project delivery methods have varying engineer or architecture selection timing. For instance, the design-bid-build delivery method has its architecture selection timing at the beginning of the design phase.

In contrast, the design-build delivery method has its architect section timing after facility programming that will be selected as part of the contractor team. Such a difference in the architect selection timing is evident in almost every project delivery methods. Oppositely, the design-build delivery method has the mandate of working closely with the contractor to design project under their directions. Most imperative, the design-build delivery method will participate in the above mentioned in order to meet the programming requirements. It is important to note that, in the design-build delivery method, part of the design has the likelihood of extending into the construction. Therefore, as illustrated above, project delivery methods will hence have the difference in their association with either the owner, contractor or both, which is illustrated through their roles.

Along with the above mentioned, project delivery methods also vary based on delivery speed. The strategical arrangement of the individual will constitute the difference in the project delivery methods. It is important to note that, the pre-stated strategically arrangement arises following the mode of operation of a delivery method as well as its needs (Carpenter, 2014). The difference in the strategic arrangement of the individuals will result in an integrated team, which hence will be set to suit the varying needs and mode of operations of delivery methods. For instance, the integrated team of construction manager delivery method will vary with that of the design-build delivery method. The construction manager has an integrated team, which has the owner on the top, who has two same contracts – the architect and contractor.

Arguably, the difference in the integrated team as portrayed initially is displayed their strategic arrangements. Such difference accounts for all the project delivery methods differing in the case they have a different strategic arrangement of the individuals in their integrated teams. Similarities of the Project Delivery Methods In spite of the difference as mentioned above among the contextual project delivery methods, it is important to note that they also portray certain similarities. Just like the differences, their similarities revolve around the delivery methods mode of operations as well as components. For instance, all delivery methods will involve an integrated team that has five central individuals- owner, contractor, architect, engineers and subcontractors (Carpenter, 2014). For instance, design-build has its project price as programming costs lump sum design-build construction bid.

Likewise, construction manager delivery method has a project price-although it is different, as negotiated A/E fee general contractor construction manager bid fees. Other standard features in all project delivery methods are the presence of contractor timing selection strategy, competition, as well as architect or engineer timing selection strategy. For instance, design-bid-build has a contractor selection timing done at the completion of design, with design-build delivery method having its contractor selection timing being done as part of AE team particularly after facility programming. As such, through all the projects delivery methods having similar components, it is therefore arguable that they have a similarity in having common components. As a result, all the three project delivery methods embrace a project price strategy that must have approved change orders.

Further to mention, both design-bid-build and construction manager embrace the presence of negotiated A/E fee in their project price strategy. Additionally, all the three earlier stated project delivery methods embrace the presence of lump sum construction – which is a similar aspect in the project price strategy of the three delivery methods. With the three provided similarities in the aspects presence within the project price strategy of three project delivery methods, it is therefore arguable that design-build, construction manager as well as design-bid-build delivery methods have similar aspects in the project price strategy( Carpenter, 2014). What is more, project delivery methods are similar in that they all involve contracts. Through both of the delivery methods being involved in a similar task –working closely with the owner- accounts for the similarity of the two project delivery methods.

Further to mention, some project delivery methods portrays similarity in their architect or engineer selection timing. A significant example if for delivery methods such as construction manager and design-bid-build delivery method. The design-bid-build delivery method has its architect or engineer selection timing at the beginning of the design phase. Similarly, the construction manager delivery method has its architect and engineer selection timing at the beginning of the design phase (Walewski et al. These are four primary project delivery methods- design-build, design-bid-build, construction manager as well as construction manager multi-prime. These project delivery methods comprise components such as integrated teams, subcontractor selection, and competition as well as architect selection timing. Additionally, project delivery methods will involve three parties- owner, builder, and designer.
