Furthermore, sellers of the house need to follow the federal regulation as well as the state concerning the disclosure fact on the condition of their property (Stevens, 2016) However, sellers maybe shy to disclose the problem of the house which could demoralize the buyer but also it is good to be open of the issue before that specific home goes to the market (Rascoff & Humphries, 2015) When that specific house is being inspected, the inspector may find some challenges which may result to the inclination of the buyer from negotiating for the house incase some information was withheld making the seller to incur some losses rather than profit. If those mistakes are found after buying the house a complete buying of the house and the seller was aware of those with flaws, they may face a lawsuit (Stevens, 2016) Many sellers fail to disclose some of the challenges or home damages to the buyers with an aim of making more profit (Redford, 2014, p).

Whenever the seller is well informed of any leaky part of the house or any damaged roof, they should notify the buyer of the issues, also, any issue about the dampness of the area should be disclosed to the buyer (Stevens, 2016) The failure to disclose water damage has been evident in America where many agents hide the information about the water issues. The following realtors were found to hind the issues of water damage when selling their properties (Bondanza, 2013) Whittier Bryan was an American who bought the house from Whittier who was a realtor and also he represented himself during the transaction (Stevens, 2016) Whittier failed to disclose the defect of drainage, as well as grading of the property neither, did he gave the information concerning the leaks of water.

Bryan looked for a house inspector who advised him to look for a day and fixed the concrete behind the house which failed to be the immense problem today (Rascoff & Humphries, 2015) The inspector checked the house using the moisture meter in the areas accessible but found nothing. He claimed that the owner never called him to fix it back and he was not aware of whether they had fixed it or whether they left the way it was (Stevens, 2016) The previous owner of that specific house failed to disclose that problem during the time of purchase. He called his realtor who made an effort of calling the other realtor and the owner said he was not aware of such a problem or rather the damage (Rascoff & Humphries, 2015) Victoria Real Estate Glen Plummer who is a buyer of the home from Victoria real estate was frustrated by the plumb repair of $50,000 in his home after the sellers failed to disclose the information about the water leakage of the previous.

He said he never care of who is responsible for the problem between the seller and realtor but they knew about the problem (Stevens, 2016) He said that the water leakage came to his house after two months of the purchase. Plummer together with his wife said that they had a baby girl to take care of and they did not have enough money to carry out the needed repair (Redford, 2014, p).
